House of The Rising Sun rewards the group that takes a full day to explore it. The main limestone house opens to a covered patio and a heated pool with views to the south. The casita sits apart with its own full kitchen, its own entrance, and a flip-up bar window that opens to an outdoor bar counter under the trees. The third building is a game room and Peloton gym with a private office. Three buildings, five private acres, and that fire pit view at dusk that the owner calls the best seat in the Hill Country and most guests spend the first evening figuring out why.
The interior is where the property earns a different kind of reputation. Every room has its own color and its own original art. Deep teal in the primary, mint in the second main-floor bedroom, peach and terracotta in the upstairs king, bold navy in the bunk room. The collection running through the main house — a large-scale Highland cow in the living room, a Native American pictographic hide in the bonus room, bold abstract canvases in the formal dining room — covers every wall and keeps getting discovered across the first day. Guests use the word "compound" in their reviews. They also use the words "art gallery." Both are accurate. The overall character sits somewhere between New Orleans eclectic and Texas Hill Country ranch, and it is not something you find in a neutral-palette rental anywhere in this market.
THE HOUSE
The main house is limestone and board-and-batten with a full-width covered porch that faces the Hill Country. Inside, the great room flows through to the covered back patio through a space defined by exposed white-painted beam ceilings, teal accent walls, white shiplap wainscoting, and a limestone fireplace with a rustic wood mantle. The formal dining room is separate and worth sitting in: teal walls, white wainscoting, a sputnik-style gold chandelier, a table for six, and a picture window with Hill Country views. The breakfast nook has a wine barrel bistro table and five stools near the French doors to the patio.
The kitchen runs wide and deep. Two full islands — one butcher block bar top with four seats, one granite prep surface — a professional gas cooktop, single oven, stainless refrigerator, and glass-front upper cabinetry that goes to the ceiling. The kitchen, the dining room, and the patio all connect without a wall between them, which matters when the group is 18 and everyone wants to be in the same general area.
The primary bedroom is on the main floor and its en-suite bathroom is a destination. A freestanding soaking tub sits under an arched window with folding barn-door shutters. Open those shutters and the light comes through the live oak canopy filtered and quiet. Navy blue cabinetry with gold hardware, a mirrored tile walk-in shower, and capiz shell sconces. It is the kind of bathroom that makes a case for not leaving it. Bedroom 2 is on the main floor with its own private bath. Upstairs, bedrooms 3 and 4 are both en-suite. Bedroom 4 has a king plus a twin-over-twin bunk for mixed-age groups. The upstairs bonus room has a large TV, a sectional sofa, leather lounge chairs, and two queen sofa beds — media room, overflow sleeping, or the space the teenagers claim and hold.
THE OUTDOOR LIVING COMPLEX
The covered patio is the anchor of warm-weather life here. A limestone structure with a blue beadboard ceiling and a ceiling fan with chandelier holds a dining table for ten. The heated freeform pool and heated six-person hot tub sit directly adjacent on the open limestone deck, lounge chairs and an umbrella alongside. A gas grill and Big Green Egg are on the patio. The kitchen and living areas open directly onto it, so cooking, eating, and swimming all happen in the same connected space when the group needs them to.
The casita has its own covered porch with views over the pool and the Hill Country. The flip-up bar window from the casita kitchen opens to an outdoor bar counter with two stools under the live oaks. It is where cocktail hour starts and typically where it stays.
Away from the house, the fire pit circle is its own room. A wood-burning pit in a round gravel seating area surrounded by coral-painted metal chairs, the Hill Country open in every direction, and no structure between you and the horizon at dusk. This is the thing guests describe. The owner's single favorite feature. Most groups figure out why the first evening and come back to it every night after.
THE CASITA
The casita is a fully self-contained building with its own front door, its own kitchen, and complete independence. Living room with TV and lounge seating. Full kitchen with a gas range, full-size stainless refrigerator, and bold blue geometric tile backsplash. A dining table that seats four. King bedroom with TV. Private bathroom with a walk-in shower and patterned cement tile. Queen sofa bed in the living area. The flip-up bar window connects the kitchen to an outdoor bar counter with two stools beneath the live oaks. For a family unit or couple traveling in a larger group who wants their own entrance and kitchen, this building is the answer.
THE GAME ROOM AND GYM
The detached third building operates entirely independently. Air hockey and foosball in the game room. Peloton bike, dumbbells, exercise ball, and resistance bands in the gym, with open floor space. Private office with standing desk. Its own entrance, its own AC. It tends to get claimed on day one.
WHO STAYS HERE
Large families who need a house that actually holds everyone without anyone feeling crowded. Multi-generational groups where the adults want a covered patio and pool and the younger generations want a game room and open space. Friend groups of 12 to 18 celebrating a milestone — a birthday, a reunion, or the simple fact that everyone can actually get there at the same time. THE LOCATION
Five minutes from the property: Treaty Oak Distilling and Brewing, Fitzhugh Brewing, One Shot Distillery, Solaro Winery. Ten minutes: Jester King Brewery. Seven minutes to downtown Dripping Springs — Mercer Street, Acopon Brewing, Grawlix Cocktail Lounge, Hudson's for live music. The Salt Lick BBQ in Driftwood is twenty minutes.
Hamilton Pool Preserve is sixteen minutes with advance reservations required. Pedernales Falls State Park is twenty-eight minutes. Spring wildflower season brings the Fitzhugh and Hamilton Pool Road corridors to life, and both are minutes from the property. Dripping Springs is the official Wedding Capital of Texas, with more than 35 major venues within fifteen miles. Downtown Austin is thirty minutes. Austin-Bergstrom International Airport is thirty-five to forty minutes. Circuit of the Americas is fifty minutes.
